First-Time Home Buyer GST Rebate: How to Get Up to $50,000 Back on a New Home in Surrey and Langley

Up to $50,000 back on a brand new home. That is what the first-time home buyer GST rebate can be worth in Surrey, Langley and the rest of Metro Vancouver. It is a game changer, but it can also turn into a trap if you do not know the rules.

GST on a new home is 5%. So on a $1 million property, the tax alone is $50,000. Under this rebate, an eligible first-time buyer can get all of it back. Above $1 million the rebate shrinks, and by $1.5 million it is gone.

In this post I break down how the rebate works and who actually qualifies. Then we will look at how much you save at each price and the mistakes I see buyers about to make.

What the First-Time Home Buyer GST Rebate Is

The federal government now offers first-time buyers up to 100% of the GST back on a new home valued up to $1 million. Here in British Columbia, GST is 5%, so the maximum rebate is $50,000. That is not a small amount. It is a big chunk of money.

The rebate became law in March 2026, and the Canada Revenue Agency is now taking applications. It also sits on top of the older GST new housing rebate, so the two work together rather than against each other.

How the Rebate Phases Out Between $1 Million and $1.5 Million

Once the price goes above $1 million, the rebate starts to phase out. It drops in a straight line, so you only get part of it. At $1.5 million it is finished, and you get nothing at all.

Home price Share of the $50,000 maximum Approximate rebate
Up to $1,000,000 100% Up to $50,000
$1,100,000 80% $40,000
$1,200,000 60% $30,000
$1,300,000 40% $20,000
$1,400,000 20% $10,000
$1,500,000 and up 0% $0

So pricing strategy becomes extremely important. Every $100,000 over the line costs you about $10,000 of rebate.

How Much You Could Save at $700K, $900K and $1M

Now let’s put real numbers on it. Below $1 million, the rebate covers the full GST, so your saving is simply 5% of the price.

New home price GST at 5% Rebate if you qualify
$700,000 About $35,000 About $35,000
$900,000 About $45,000 About $45,000
$1,000,000 $50,000 $50,000

Imagine what that does for you. You can put the money toward a bigger down payment, or you can keep it as cash on hand. Either way, it changes your whole buying power. If you are still weighing whether to buy at all, my buying versus renting comparison for Surrey and Langley runs the monthly numbers.

Who Qualifies for the GST Rebate

Not everyone qualifies, and this is where a lot of people get it wrong. They assume they qualify, and then later they find out they don’t. Here is what the CRA lists today:

You are a first-time buyer. Neither you nor your spouse or common-law partner has lived in a home that either of you owned, in the current year or the four calendar years before. That includes homes outside Canada. You also cannot have received this rebate before.

You are 18 or older, and you are a Canadian citizen or permanent resident.

It is your primary residence. You buy it to live in, and you are the first person to occupy it once it is built.

It is in your own name. The rebate is for individuals, so you cannot buy under a company.

The dates line up. The purchase agreement is signed on or after March 20, 2025 and before 2031. Construction must also start before 2031 and finish before 2036.

If you are not 100% sure, verify it upfront. Because structuring the deal incorrectly can cost you tens of thousands of dollars.

Pre-Construction Gives You the Most Room

The rebate is for new homes, which mostly means pre-construction and brand new builds. Some assignment sales can qualify too, but check each one before you sign.

Here is the key insight. Pre-construction gives you the most flexibility, because you can structure the deposits and the closing timeline, and sometimes the pricing, in a way that protects your rebate.

However, not all projects are equal. Some builders include GST in the price and some don’t, so two homes with the same sticker can land very differently. This is where experience matters. Presales carry their own risks too, which I cover in my guide to presale condo risk in BC.

Four Mistakes That Can Cost You the Rebate

1. Assuming GST is included in the price. Read the contract, and ask the builder how GST and the rebate are handled.

2. Missing the occupancy or residency rules. If you do not live in the home as your primary residence, you can lose the rebate.

3. Buying the wrong type of property. A resale home does not qualify, because the rebate is for new homes.

4. Overpaying to chase the rebate. This is the biggest mistake. Say you save $40,000 on GST but overpay for the property by $80,000. That doesn’t help you. You actually lost money.

“You always have to look at the full picture.”

My Strategy for First-Time Buyers

If you are a first-time buyer, this is your chance to increase affordability without increasing your budget. So target new homes just under $1 million, because that is where the maximum benefit sits.

Expect company there, though. That is exactly where competition is going to increase, which is one more reason not to overpay.

The government has introduced a phenomenal program, but only if you understand how to use it. Otherwise it becomes just another headline. For the bigger picture on prices, read my September 2026 Fraser Valley market update.

Frequently Asked Questions

How much is the first-time home buyer GST rebate?

Up to $50,000. It covers 100% of the 5% GST on a new home valued up to $1 million, which is $50,000 on a $1 million home.

What happens between $1 million and $1.5 million?

The rebate shrinks in a straight line. It is about $40,000 at $1.1 million, $30,000 at $1.2 million, $20,000 at $1.3 million and $10,000 at $1.4 million. At $1.5 million it is zero.

Who qualifies for the GST rebate?

First-time buyers aged 18 or older who are Canadian citizens or permanent residents. Neither you nor your spouse can have lived in a home either of you owned in the current year or the previous four, and the new home must be your primary residence.

More Questions About the Rebate

Does the rebate apply to resale homes?

No. It applies to new homes, which mostly means pre-construction and brand new builds. Some assignment sales can qualify too, so check each one before you sign.

Can I buy through a company and still get the rebate?

No. The rebate is for individuals, so the home should be in your personal name, and you must be the first person to live in it.

What is the biggest mistake buyers make with the rebate?

Overpaying to get it. If you save $40,000 on GST but overpay by $80,000, you have lost money. Other traps include assuming GST is in the price and missing the residency rules.

What price range gives the biggest benefit?

New homes just under $1 million, because that is where the full rebate applies. Expect more competition there, so call or text me at 778-234-2000 before you commit.
