British Columbia · Buyer Report
Nobody can guarantee you a discount. What we can guarantee is the work that produces one.
Any agent who promises a specific saving before seeing the property, the competition or the seller’s situation is guessing. Prices are set by what other buyers will pay, and no agent controls that.
What an agent does control is the preparation, the information and the negotiation — and that is what our cash savings guarantee is about. The written terms come to you before you commit to anything.
Part one
Where buyers actually save money
In our experience, in this order.
The tax exemptions, which most buyers miss
The BC first-time home buyers’ property transfer tax exemption is worth many thousands of dollars on a qualifying purchase. The newly built home exemption is separate and does not care about your ownership history. On new construction, the federal first-time home buyers’ GST rebate can be worth up to $50,000.
These are claimed, not negotiated. Missing one costs more than most price negotiations gain.
The mortgage terms, not just the rate
How the prepayment penalty is calculated, whether the mortgage is portable, what the prepayment privileges are. Two mortgages at the same rate can differ by tens of thousands over five years. We will push you to ask these questions of your broker.
Paying the right price, which is not the lowest price
Knowing what comparable homes have actually sold for — this month, on this street, in this condition — is what stops you overpaying. It also stops you losing a home you wanted by underbidding on something that was correctly priced.
Terms that cost you nothing
A completion date that suits the seller. A larger deposit. A shorter subject period. In a competing-offer situation these frequently win the home without adding a dollar to the price.
The problems found before you commit
The biggest saving of all is the one that does not look like a saving: an inspection or a set of strata minutes that stops you buying the wrong property. Nobody celebrates it. It is worth more than everything above.
Part two
What we commit to
- Comparable sales in writing before you make an offer — what the number is based on, not just what we think you should pay.
- Every exemption and program you qualify for, identified before you write, not discovered by your lawyer afterwards.
- A closing cost estimate for the actual property, so the cash you need is never a surprise.
- The awkward questions asked — why they are selling, how long it has sat, what the price history is.
- An honest recommendation, including “do not buy this one”, which is the part you are really paying for.
And the guarantee itself. The specific commitments, qualifying conditions and any exclusions are set out in a written document you receive before you engage us. Ask for it early — a guarantee you have not read is not a guarantee.
Questions we get asked
What does a buyer’s agent cost me?
In most residential transactions in BC, the seller’s brokerage offers compensation that is shared with the buyer’s brokerage out of the sale proceeds — so the buyer typically pays nothing directly. It is not universal, and the buyer agency agreement sets out what happens when a property offers less. We will explain your specific situation in writing before you sign.
Can you get me a discount on a home in multiple offers?
No, and nor can anyone else. In a competing-offer situation the price is set by the other buyers. What we can do is make sure your offer is structured to win on terms rather than only on price — and make sure you do not chase past the number you set for yourself.
Is a lower price always the better outcome?
No. A cheap home with a failing building envelope, an underfunded contingency fund or a drainage problem is the most expensive purchase you can make. Price is one variable. It is not the important one.
